Urban Infill Construction Update

As work progresses on a number of Niles Bolton Associates projects across the country, we wanted to give an update on a few select, urban infill properties currently under construction. NBA has designed 750,000+ dwelling units in our 45-year history, and that number continues to grow. Read below to learn more about the project teams’ design implementations for these developments.

Project: The Henry
Location: Tampa, Florida

A collaboration of Niles Bolton Associates’ architecture, landscape architecture and interior design teams, The Henry is a 23-story off-campus student housing development located in downtown Tampa, Florida. The post-tensioned building consists of 188 units and 537 beds, with 16 floors of residential over seven levels of parking.

The client asked NBA to provide a luxury student housing development for upperclassmen that had efficient use of units and a variety of amenity spaces. Within walking distance of the University of Tampa, the site takes on a “home plate” shape, nestled between I-275 entrance and exit ramps to the highway, North Tampa Street, and East Tampa Street. Fitting the community into the location’s south portion, the team maximized the site by adding angles into the building’s design, including a clipped angle on the northwest corner of the property.

With the Performing Arts Center only a block away from The Henry, the client wanted the community to fit in with the surrounding mosaics and murals in the area so the design team went with a “white sandcastle” look. Along with the Performing Arts Center, additional attractions in the neighborhood are Hyde Park, Historic Ybor City, Tampa Riverwalk, The Florida Aquarium, and several restaurants.

The interior design concept is a modern, sophisticated scheme intended to appeal to upperclassmen. The team incorporated cooler tones of greys and blacks with pops of red and blue throughout. Metals and solid, durable surfaces were used to create angles in each of the spaces, achieving an open, crisp and clean look that would feel more “grown up” to the students living there.  

The team fulfilled the client’s wishes for a variety of amenity spaces, providing open, flexible designs in over 21,000 square feet of amenities. The lobby/leasing area is on the ground-level, along with 1,592 square feet of commercial retail space. A mezzanine on the second floor of the lobby/leasing area contains a breakout conference room and study area for students to collaborate. Residential floors 10-23 of the tower incorporate open social lounges and private study spaces. The club room on the 8th level leads out to the 10,167 square-foot pool courtyard, which includes an outdoor living room, grilling stations and a cornhole area. The double-height fitness center on the 9th floor overlooks the resort-style pool deck, providing residents with a great view as they exercise.

Scheduled for a summer 2021 completion, The Henry will offer a vibrant student community for University of Tampa students.

Located in the heart of Midtown Atlanta, at 14th and Spring streets, Novel Midtown is a 14-story mixed-use development sharing podium parking with an adjacent glass-clad office tower designed by HKS. The 360,000 square-foot residential tower contains 340 units and 10,700+ square feet of upscale amenities. Indoor amenities consist of a 3rd party café operated by Land of a Thousand Hills, co-working space, indoor spa and dog spa. Outdoor amenities include a dog park, outdoor spa, elevated pool deck, and a rooftop sky lounge and terrace that take advantage of sweeping views of downtown Atlanta.

The design inspiration comes from “Hygge,” a Danish word that refers to a mental state of coziness, conviviality, and togetherness. Working with Crescent Communities and HKS, the NBA team went through charrettes and workshops to define the spirit of the project and how to also tie it into the office tower. “Hygge” encompasses the identity of the project and its brand. The layout of Novel Midtown maximizes the Prescient structural system, and implements unifying features, such as glass corners that tie the office and residential portions of the project together. The curtain wall system along Spring Street adds transparency and allows the exterior materials to bleed inside the interior areas. The result is a dynamic, fresh community design that appeals to young professionals.

The design also utilizes the urban streetscape, tying in 5,136 square feet of ground-level retail and significant pedestrian connection with the nearby Whole Foods Market. Spanish steps take residents into the plaza level of the property, offering amenities such as a ride-share lounge, fitness center and resident coffee bar.

The overall development will be delivered in three phases: phase one is the shared parking deck, phase two is the residential tower on the south portion of the site and phase three is the adjacent office tower on the north side. The residential tower, Novel Midtown, is slated to be complete March 2022.

Project: The Westcott
Location: Houston, Texas
Project Type: Market-Rate Multifamily Housing

Scheduled to start delivering 315 units in January 2021, The Westcott is an 11-story apartment complex with nine top-floor penthouse units and 13,000 square feet of premium amenities. Developed by Greystar, the community is within walking distance from Memorial Park near downtown Houston. The Westcott is constructed with cast-in-place concrete for three levels of podium parking with eight residential stories of Versadeck structural system above.

The building is designed to incorporate hotel-like qualities, with a porte cochere at the front of the building, valet services and a concierge in the lobby. High-end finishes continue in the units, all designed to be top of the market. The kitchens have an Italian-inspired “float design” with the counters and cabinetry, incorporating wood and stainless-steel materials. The bathrooms come with pre-standing bathtubs and full height ceramic tile and stone showers. Every unit has curtain wall glass windows that provide great views of Houston.

The apartment complex offers multiple luxurious amenity spaces. The business center includes a co-working area for residents. Each of the two courtyards, designed by NBA, features a grilling station. Additional amenities include an elevated pool, clubroom with a yoga studio, two guest suites, bar and TV lounge, library, and a fitness center overlooking the pool. A sky lounge is located on the 11th level, consisting of a private dining area, wine bar, kitchen, and outdoor terrace with downtown views.
