Project: The Core Station Yards
Client: TRITEC Real Estate Company

The Core Station Yards was conceived as the social heart of a large mixed-use transit-oriented development surrounding the Ronkonkoma Long Island Rail Road station. The broader development includes 388 residential units, approximately 78,000 square feet of retail, a 10,000 square foot Village Green, and 1,242 parking spaces integrated within structured and underground facilities. The client sought an amenity-rich live, work, play environment that could serve both residents and the broader community while establishing a distinct identity from the earlier phase of development.

The design team approached the project as a hybrid between residential living and hospitality-driven community space. Rather than treating the lobby and amenity areas as isolated rooms, the interior environment was organized as a connected sequence of social destinations anchored by a central stair and layered circulation paths. Transparency between spaces allows activity to remain visible and animated throughout the building, reinforcing the energy of the surrounding district.

The interior is defined by a contemporary industrial aesthetic balanced with warmth, color, and texture. Black metal framing, glass, and expressive lighting reference the transit infrastructure nearby, while jewel tones and layered materials introduce comfort and visual depth throughout the space. Interior artwork inspired by the history of the Long Island Rail Road and the surrounding community reinforces the building’s connection to its regional context and identity.

The project scope included:

  • 388 Residential units within the mixed-use development

  • Approximately 78,000 sf of retail space

  • 10,000 sf of Village Green

  • Lobby and hospitality-inspired social spaces

  • Large co-working and collaborative work areas

  • Gaming lounges and entertainment spaces

  • Flexible event and gathering spaces

  • Integrated structured and underground parking facilities

The design solution successfully transforms a traditional multifamily amenity package into an active and connected interior environment that supports the evolving needs of transit oriented living. Amenities were concentrated within a central social hub that encourages residents to move throughout the building and interact organically with one another, creating a stronger sense of community and connection.

The use of materials and color throughout the project creates a layered and energetic atmosphere. Industrial inspired finishes such as black steel, glass, and exposed structural references are paired with rich upholstery, warm textures, and jewel toned accents to soften the environment and create a welcoming residential experience. Lighting was used strategically to highlight circulation paths and gathering spaces, reinforcing movement and activity throughout the building.

Completed as part of the evolving Ronkonkoma transit district, the project successfully captures the energy of a connected live, work, play environment while establishing a distinct identity within the larger mixed use development. The result is a vibrant residential community that supports both daily routines and social interaction through a highly activated interior experience.

Project: Loria Ansley
Clients: Capital City Real Estate, Atlantic Residential, Mitsui Fudosan America, and
Fides Development

Located along Peachtree Street where Midtown’s cultural corridor meets the residential canopy of Ansley Park, Loria Ansley is a twenty eight story residential tower occupying a site shaped by two contrasting conditions. The design responds by creating interiors that mediate between the energy of the city and the comfort expected of home, establishing a residential environment that feels connected to both Midtown’s urban character and the quieter landscape of the surrounding neighborhood.

Arrival begins with a lobby that establishes both orientation and atmosphere. Architectural portals derived from the building’s exterior grid frame views into adjacent spaces and guide movement throughout the lower levels. These openings reveal activity deeper within the building while maintaining a layered sense of arrival and progression as residents move toward elevators and amenity areas. The result is an experience that feels open and connected while still retaining moments of intimacy and enclosure.

The interior aesthetic balances contemporary urban living with warmth and comfort. Warm wood finishes, layered textiles, and patterned rugs introduce texture and softness throughout larger public spaces, creating an atmosphere more closely aligned with residential hospitality than a traditional Midtown high rise. Upholstered seating groups create comfortable gathering areas that encourage residents to pause, socialize, and engage with one another rather than simply move through the space.

The project scope included:

  • Twenty-eight-story residential tower

  • Lobby and hospitality-inspired arrival spaces

  • Resident amenity areas and gathering lounges

  • Flexible shared spaces supporting work and wellness

  • Private residential units

  • Integrated indoor and outdoor amenity experiences

The design solution successfully balances the vibrancy of Midtown with the comfort and retreat associated with residential living. Connections to the surrounding landscape informed the interior palette, with natural materials and abundant daylight referencing the mature tree canopy of Ansley Park while maintaining visual alignment with the surrounding urban context. As residents move upward through the building, the interior environment gradually transitions from the active energy of the street to quieter and more private residential spaces above.

Planning for the project began during the COVID-19 pandemic, when expectations for residential living were rapidly evolving. The design team therefore prioritized flexibility throughout both shared amenities and private residences, anticipating that homes would increasingly support work, wellness, and everyday life simultaneously. Shared spaces were designed to accommodate a range of activities throughout the day, supporting both individual retreat and community interaction within the building.

As part of Midtown’s evolving residential landscape, Loria Ansley reflects a contemporary approach to high rise living that prioritizes comfort, flexibility, and connection. By balancing hospitality inspired interiors with spaces designed for everyday routines, the project creates an environment that supports both social engagement and personal retreat within one of Atlanta’s most dynamic urban neighborhoods.

Project: Atlantic Aviation BNA
Client: Atlantic Aviation

Set within Nashville International Airport, Atlantic Aviation BNA recasts the Fixed Base Operator experience as a hospitality centered environment shaped by comfort, clarity, and a distinct sense of place. The 13,454 square foot terminal serves passengers, pilots, flight crews, and operations staff, while the adjacent 26,645 square foot hangar and 3,175 square feet of support space extend the project’s operational reach. From the outset, the client sought a facility that would satisfy brand expectations across multiple locations while avoiding a generic prototype, instead delivering an experience rooted in Nashville and tailored to the rhythms of private air travel.

The design intent was to create a luxurious but approachable interior that feels calm, efficient, and unmistakably connected to its context. Passenger areas were planned to prioritize comfort, functionality, and ease of movement, while staff and pilot spaces were positioned to support secure operations and maintain direct visual access to the active tarmac where needed. The layout balances operational efficiency with hospitality driven planning, creating a seamless experience for travelers from arrival through departure.

The interior aesthetic draws on warm neutrals, layered textures, and subtle regional references inspired by Tennessee’s rolling hills and Nashville’s creative identity. Soft ambient lighting, expansive glazing, and a continuous wood look ceiling establish a welcoming atmosphere far removed from the pressures and pace of commercial air travel. Carefully integrated references to music and aviation reinforce the local context without becoming overly thematic, allowing the design to feel both sophisticated and authentic.

The project scope included:

  • 13,454 sf private aviation terminal

  • 26,645 sf aircraft hangar

  • 3,175 sf support and operational spaces

  • Lobby and customer service desk

  • Multiple passenger seating lounges

  • Conference room and café

  • Pilot lounge and crew support spaces

  • VIP lounge and private waiting areas

  • Locker rooms, offices, and training areas

  • Back of house operational support spaces

The design solution successfully transforms a highly technical aviation facility into a welcoming hospitality environment that supports a wide range of users and operational needs. Open lounges and more private retreats were carefully balanced to support both social interaction and focused work, while the secure VIP lounge provides an added layer of privacy and comfort for select travelers. Clear circulation and visual connectivity throughout the terminal create an intuitive experience while maintaining the security and efficiency required within an active aviation environment.

Material selections reinforce the project’s warm and approachable atmosphere. Wood inspired finishes, soft textiles, and ambient lighting create a calming environment, while expansive glazing maintains a strong visual connection to the tarmac and surrounding airfield activity. The layered material palette introduces warmth and texture throughout the interior, elevating the passenger experience while supporting the functional demands of aviation operations.

Atlantic Aviation BNA creates a private aviation environment that balances operational performance with hospitality driven comfort and regional identity. The result is a terminal experience that feels refined, welcoming, and distinctly connected to Nashville while supporting the evolving expectations of modern private air travel.
